The brief
An existing farmhouse in Sainik Farms with a large plot and an owner who wanted a substantial extension — one that would sit as a coherent composition with the existing structure, the landscape, and the approach, rather than reading as an addition tacked onto a completed building. The commission covered architecture, landscape design, structural work, and the full construction contract.
The challenge
Three things made this project unlike a standard residential extension:
- Scale. 13,000 sq ft of built-up area with double- and triple-height volumes requires structural planning that a smaller residential brief simply doesn't invoke.
- Farmhouse-zone approvals. Delhi's farmhouse zones carry their own land-use and building-plan rules — separate from standard residential MCD submissions.
- Landscape and building as one composition. On a plot of this size, the exteriors, planting, and approach are not a finishing layer — they are half of what the client experiences. That coordination has to happen at concept, not after handover.
Our approach
- Concept and site planning together. The built form, the landscape zones, and the driveway were designed as one drawing set — not sequentially.
- Structural engineering sized for the volumes. Longer spans and taller floor-to-floor heights than a standard residence, coordinated with the finish specification early.
- Land-use and statutory approvals in-house. Our team handled the farmhouse-zone submissions rather than routing the client to a separate consultant.
- Landscape delivered inside the turnkey scope. Softscape, hardscape, and exteriors under the same contract as the build — one vendor, one accountability.
- Our 3-phase parallel-execution framework. Design lock, material finalisation, and site mobilisation staggered so that on-site work started with every finish, fixture, and joinery specification already confirmed — the discipline that lets us deliver 20% faster than typical.
