Chandan Nagar — a compact G+2 family home.

The brief

A ground-up family home on a compact 50 sq yd Delhi plot — three floors, full family program, and every square foot working. The client came with a plot and a brief; we handled everything from concept design through handover.

The challenge

• Fitting a full family program onto 50 sq yds. Living, dining, kitchen, three bedrooms, service areas, and vertical circulation — planned to feel generous, not compressed.
• MCD building-plan approvals. Setbacks, FAR, height, and ground coverage rules for the Chandan Nagar zone had to be navigated and locked at concept stage.
• Structural efficiency. A G+2 on a narrow plot means every column, beam, and staircase has to earn its place — no over-engineering, no wasted footprint.

Our approach

• Architecture-led planning. Layouts optimised for a small plot — orientation, light penetration, and vertical circulation designed together, not sequentially.
• MCD approvals handled in-house. Building-plan submissions, sanctions, and compliance were part of the turnkey scope — the client didn't route through a separate consultant.
• Structural coordination early. Column grid and staircase location locked at concept so the architecture didn't fight the structure later.
• Turnkey delivery. One team responsible from groundbreaking through the final walkthrough.
